Between the ocean and the Intracoastal there is nowhere for a garage door to hide from salt. Springs lose their coating and break early, cables fray where they meet the bottom bracket, and steel rollers and track pit until the door binds. Homes on the Intracoastal side, including Inlet Cay, often have wide doors and heavier impact rated panels, which need springs matched to the extra weight. What we do here
When a torsion spring breaks the door turns into dead weight and the opener cannot lift it. We fit a matched pair sized to what your door really weighs, set the balance by hand and run the door through its full travel before the opener is reconnected. Most spring jobs come in between $200 and $500 installed.
A frayed cable or a seized roller lets one side of the door drag, and the panels start to rack in the opening. We change cables in pairs, swap worn rollers and cracked hinges, and level the door again so it runs straight and quiet.
Worn drive gears, failed circuit boards, photo eyes knocked out of line and remotes that lost their pairing. Opener repairs usually run $150 to $300. A new opener, supplied and fitted, is typically $350 to $650 depending on the drive type. Ask about a belt drive if a bedroom sits over the garage.
